Our Remodeling Process
Simple, predictable steps—so you’re not guessing what happens next.
1) Discovery & Walkthrough
We start with a site visit (or virtual walkthrough) to understand your goals, evaluate existing conditions, and identify constraints like access, utilities, and timeline requirements.
2) Scope Development
We translate your vision into a defined scope of work—what’s included, what’s excluded, and what decisions we still need from you (finishes, fixtures, layouts, etc.).
3) Design + Material Selections
If materials aren’t selected yet, we help you narrow options that match your budget, durability needs, and style. For specialty items (tile, cabinetry, plumbing fixtures), we align selections with real lead times to avoid delays.
4) Estimate & Proposal
We build a detailed quote that accounts for labor, materials, sequencing, and the small “hidden” tasks that often get missed in remodeling.
5) Contract, Scheduling & Pre-Construction
Once approved, we finalize your schedule, confirm subcontractor windows, order materials (or assign purchasing to licensed trades where required), and prepare the site plan.
6) Build Phase (Demo → Install → Finish)
We move through phases in a controlled sequence—demo, rough-in, build/installation, finishes, and detail work—so trades don’t overlap unnecessarily and quality stays consistent.
7) Change Orders (Only When Needed)
If the scope changes mid-project, we document it clearly before work continues—pricing, timeline impact, and approval. This keeps expectations fair on both sides.
8) Punch List & Closeout
We complete final details, perform a walkthrough, address punch list items, and finalize closeout documentation.
-
We focus on kitchens, bathrooms, basements, interior remodels, structural repairs tied to remodels, and finish carpentry. We also handle restoration and epoxy projects through our specialized teams.
-
We charge a $150 consultation & estimating fee because our quotes are highly detailed and our site visits are thorough. If you move forward with the project, the $150 is credited toward your final invoice.
This policy also helps protect our time from “shopping” requests, in which detailed scope, measurements, and planning are gathered and then sent to other contractors for price comparisons.
-
At minimum:
Photos or a walkthrough
Your goals (what you want changed and why)
Timeline expectations
Any must-have materials/finishes (or your budget range so we can recommend options.
-
It depends on complexity and how quickly selections are confirmed. Most quotes take 2-3 days after the walkthrough, once we have the necessary scope details and materials direction.
-
Remodels go sideways when assumptions aren’t written. We ask detailed questions so:
scope is clear
the quote is accurate
change orders are minimized
-
Yes. We can:
recommend durable, proven materials
help you compare options by cost/lead time
coordinate with vendors and licensed trades when needed
-
Item descriptionYour estimate includes what’s written in the scope of work and proposal. Anything outside that—new requests, upgraded selections, hidden conditions—becomes a change order (priced and approved before work continues).
-
It varies by season. We’ll tell you our earliest start window after we review scope.
-
The biggest delay drivers are:
late material selections / backorders
subcontractor availability
inspection scheduling
hidden conditions discovered after demo (water damage, framing issues, electrical/plumbing problems)
-
Yes, but we schedule phases intentionally so projects don’t stall. Certain stages require full focus and trade coordination.
Frequently Asked Questions
-
Yes—licensed work like plumbing, electrical, and certain specialty trades is often performed by qualified subcontractors.
-
We coordinate scheduling and sequencing. You’re not left managing multiple trades.
-
We work with reputable trades and can provide documentation where required, as we track and verify all W9s, COIs, and licenses from all subcontractors.
-
A change order is a documented change to the scope—either added work, upgraded selections, or adjustments due to conditions discovered during demo.
-
We document:
what changed
the cost impact
the timeline impact
Work proceeds only after approval. This keeps everything fair and clear.
-
Hidden conditions are common in remodels. If we find water damage, framing issues, outdated wiring, etc., we’ll pause, document it, and propose the proper fix before proceeding.
-
You’ll receive updates at key milestones and when decisions are needed. For larger remodels, we can provide scheduled weekly updates.
-
For urgent issues that impact safety or prevent work from continuing, we prioritize response. For non-urgent requests, we respond during business hours.
-
Not always. Some projects (full kitchen, major bath, heavy demo) can be disruptive. We’ll tell you upfront what to expect and whether temporary relocation is recommended.
-
Most remodel pricing is based on an estimate tied to the defined scope. If scope changes or hidden conditions appear, we handle it through documented change orders.
-
Yes. A deposit secures scheduling and initial procurement. The deposit amount depends on job size and material requirements.
-
Most projects follow a milestone payment schedule, such as:
deposit at signing
payment after major phase completions (demo/rough-in/drywall/finish)
final payment at closeout
-
Milestones align payments with progress. It’s the fairest structure for both sides and prevents end-of-job disputes.
-
Yes—payment options depend on project setup. We’ll confirm what’s available when the project is approved.
-
It depends on the item:
Some materials are purchased by us.
Some materials must be purchased by licensed trades (plumbing/electrical) to preserve warranties and code compliance.
We’ll clarify purchasing responsibilities before the project begins.
-
Yes, but client-supplied materials must meet:
correct specifications
correct quantities
delivery timing
If client-supplied materials delay the schedule or don’t fit/perform, additional labor may be required. Also, client-supplied materials do not have our material warranty.
-
We help identify lead times early, recommend alternatives, and adjust scheduling to reduce downtime.
-
Item descriptionYes. For restoration work, we can support documentation, scope clarity, and coordination. Coverage is determined by your policy and adjuster.
-
Yes, when needed. We can coordinate site access and scope discussion to reduce delays.
-
We use jobsite protection measures such as:
floor protection
dust control where possible
work zone containment
daily cleanup expectations
-
We stand behind our workmanship. Warranty terms depend on the scope and materials used. We’ll provide warranty details at closeout.
-
If there’s a workmanship issue, contact us and we’ll schedule a correction. For manufacturer defects, we’ll guide you through warranty steps.
-
If permits are required, we’ll clarify responsibility and cost. Some projects require permits depending on scope and local code.
-
Item description
If a permit is required, inspections typically occur at rough-in and/or final stages.
-
Use our Request an Estimate form or contact us directly. We’ll respond with next steps and schedule a walkthrough.
-
photos (if virtual)
any inspiration images
budget range (even a rough one)
timeline needs
a list of “must haves” vs “nice to haves”
-
Have material preferences and budget range ready at the walkthrough. Selections drive lead times and quote accuracy.
